A Buyer Agent is not a legal advisor or a financial advisor, but rather a Real Estate Advisor and coach. His or her job is to assist buyers in finding property that meets your personal needs and act as your advocate throughout the real estate transaction.
A Buyer Agent will:
Assist the buyer in pre-qualifying with a reputable lender who can offer an appropriate loan program for the buyers' financial needs.
Provide options of available homes that best meet the buyers' criteria.
Provide a market analysis to determine whether or not a property is priced correctly.
Research other aspects of the property which may affect market value and how you determine what offer to make, i.e. remaining mortgage balance on the property, tax entities and title information, covenants and restrictions, zoning information, possible seller motivation, etc.
